What “kitchen remodeling company” should include in Chicago

A company worth hiring typically owns:

  • Layout and circulation decisions tied to adjoining rooms
  • Cabinetry, appliances, surfaces, lighting, and ventilation as one scope
  • Coordination of plumbing, electrical, and any structural openings
  • A clear path for City of Chicago Department of Buildings (DOB) permits and inspections when the work requires them
  • For condos: association / alteration agreement logistics, COI, elevators, and deliveries
  • One project manager from scope through walkthrough

If the proposal is finish-only and silent on utilities, permits, or protection, you are shopping a product package—not a remodeling company.

License, insurance, and who pulls the permit

Ask for Illinois contractor license information (and City of Chicago credentials if they claim city work), certificate of insurance samples for buildings that require a COI, and a clear answer on who prepares drawings if needed, who files the permit, and who schedules inspections.

Condo kitchens: alteration agreement, stacks, deliveries

High-rise and condo kitchens often cannot move wet stacks. Alteration agreements, work hours, elevator reservations, and common-area protection can shape the schedule as much as cabinet lead times. Layout vs. finish-only — decide before demolition

Openings, island size, appliance specs, and adjoining flooring and lighting should be decided while the construction path is still visible. Changing layout after cabinets are ordered is how budgets and schedules break. A complete company estimate separates known conditions from allowances and exclusions.

How to read a kitchen estimate

  • Scope narrative (rooms, trades, protection, debris)
  • Allowance vs. specified selections
  • Material lead times and who orders what
  • Exclusions (appliances, furniture, unrelated rooms)
  • Change path if concealed conditions appear

Vague lump sums without those lines are hard to compare fairly.

Questions to ask on the walkthrough

  1. Who is the project manager, and how often are they on site?
  2. What permits do you expect for this address and scope?
  3. How do you handle occupied homes (temporary kitchen, dust, utilities)?
  4. What has to be decided before you mobilize?
  5. Can I see comparable Chicago house or condo kitchens you built?
