Company vs. lead-gen vs. single-trade
Ask who is on the contract. A remodeling company plans scope, coordinates trades, and closes the project under one team. A lead-gen site may hand you to rotating crews. A single trade (cabinets only, tile only) may be excellent for a narrow task and the wrong fit for a multi-trade renovation.
License and insurance documents to request
Request current Illinois license information and, for city work, any City of Chicago credentials they claim. Ask for COI samples associations require. Record the numbers you receive; do not rely on marketing pages alone.
Chicago DOB vs. landmark vs. HOA
Three different approval paths can apply:
- Chicago Department of Buildings — building, plumbing, and electrical permits and inspections for many interior renovations
- Landmark — additional review when the property or district requires it
- HOA / alteration agreement — condo and co-op rules, hours, elevators, protection

Who the project manager is — and who is on site
Ask for the PM’s role from first visit through walkthrough, how often they are on site, and how trade sequence is supervised. Occupied homes and high-rises need clearer communication than vacant gut jobs.
Occupied-home and high-rise logistics
Dust control, temporary kitchens or baths, shutoffs, deliveries, and neighbor notice are part of city work. If the scope is a condo kitchen or bath, start with condo remodeling.
Contract, allowances, change path, warranty
Ask how allowances are written, how concealed conditions are priced, and what warranty covers workmanship vs. manufacturer finishes. Do not assume terms—get them in writing. URB does not invent warranty marketing claims here; request the contract language that applies to your project.
